THE HOME BUYING PROCESS

   

1. Budget and Needs:


· Assess your finances to determine how much you are willing to spend.

· Determine your needs and preferences in terms 


  • Location
  • Size
  • Amenities
  • Style
  • # of room(s) / bath(s) / garage and etc



2. Get Pre-Approved for a Mortgage: 


· Contact lenders to get pre-approved for a mortgage, which will give you an idea of how much you can borrow.

· Contact me and I can connect you with a Loan Officer



3. Find Real Estate Agent Representation:


· Hire a qualified real estate agent who specializes in the local market.

· Your agent will help you find properties that meet your criteria, schedule viewings, and negotiate offers on your behalf.



4. Becoming an educated buyer:


· Browse listings online, attend open houses, and work with your agent to identify potential properties.

· Take note of their features and asking prices.



5. Make an Offer:


· Once you find the perfect home, your agent will help you submit an offer to the seller.

· The offer will include details such as 


  • Purchase Prices
  • Earnest money deposit
  • Contingencies
  • Proposed closing date


6. Negotiate Terms:


· The seller may accept, reject, or counter your offer.

· Your agent will negotiate with the seller's agent to reach mutually agreeable terms.

· Inspections - After the seller accepts your offer, schedule a home inspection to evaluate the condition of the property.



7. Preparing to Move:


· Finalize your mortgage application and provide any additional documentation requested by your lender.

· Your lender will conduct an appraisal of the property to ensure it's worth the agreed-upon purchase price.

· Review and sign all necessary paperwork, including the purchase agreement, mortgage documents, and closing disclosures.

· Pay closing costs, which may include lender fees, attorney fees, title insurance, and property taxes.

· Once all documents are signed and funds are transferred, you'll receive the keys to your new home.

· Coordinate with movers, transfer utilities, and update your address with relevant parties.



9. Move In:


· Enjoy your new home!
